How Many Estate Agents in Marbella Do I Need to Sell My House?
10 May 2018 | Buying and Selling FAQOne question I like to answer for homeowners who decide to sell their property is: how many estate agents in Marbella do I need to sell my house? The more the better, right? Nothing could be further from the truth.
At Benarroch Real Estate, we advocate quality over quantity. In this spirit, I’d suggest one of the two options described below.
The first would be to exclusively offer sale of your house to a single estate agent. This has its pros and cons, as I’ll explain now.Apart from choosing estate agents in Marbella that are well established in the market, with a good reputation and references, remember that an advantage of selecting just one estate agent to sell your property is that it will go onto the market managed by a professional, someone who buyers and other estate agents know. This will make good communications between the market and the owner easier. What’s more, the seller will keep absolute control over the price of the property, the viewings that take place there, and the impression it makes on potential buyers. This will let the owner make adjustments as needed, to ensure a successful sale.
The main disadvantage is that you may be confronted with stagnancy in the sale, if the estate agent you choose manages it poorly.
Remember that the order you do things will alter the product. So, you should never start marketing a property with several estate agents in Marbella and then engage one exclusively. Exclusivity should always come first, because otherwise you may get conflicts between agencies that were marketing your property before you decided to go exclusive.
Putting your property up for sale with a few estate agents is another good strategy, but it won’t guarantee the property will sell either. If you decide to sell your house this way, it’s very important to take certain aspects into account. How many estate agents in Marbella should you work with? Well, if I have to give a number, I’d say three. Three estate agents should be sufficient. With three estate agents, you’ll have the diversity of three different offices, without losing control over the sale. If you choose wisely, you’ll be able to span the entire market.
You could engage more estate agents, but the more agents you have, the more spread out and less controlled your product will become. Besides this, these marketers will be less interested in offering the product.
Another important aspect to take into account will be the location of the estate agency with regard to the property you’re selling. At a minimum, it should work in the area where your property is located. I agree that, these days, with new technology, boundaries are being broken and the market is expanding its horizons. But this doesn’t take away from the fact that the marketing team should know the area well, to be able to offer a proper service. This applies to the owner, when it comes to valuing the property, and to the buyer, when it comes to choosing to show them a property that meets their requirements. This may seem obvious, but sometimes you’ll find estate agents selling properties in areas where they don’t normally work.
As I’ve already mentioned, new technology means it’s extremely important to evaluate the online presence of the estate agency, and the type of properties it markets, to make sure they’re a good fit for yours.
Generally speaking, you’ll need to look for estate agents that you feel you can trust, both professionally and person-to-person.
The number of estate agents in Marbella has shot up in recent years, now the market is recovering. This means that making a decision on how many estate agents to select in Marbella to sell a property is difficult. That’s why I wanted to give you these tips, which may seem basic, but which are the fruit of numerous years of experience. They really make the difference between selling your house stress free, or making the sale into an adventure marred by improvisation and problems.
