Top tips for selling your house more effectively in Marbella
03 Jul 2014 | Buying and Selling FAQSelling a flat has become one of the most complicated tasks homeowners face. That’s why, at Benarroch Real Estate, we recommend you read our top tips for selling your home more effectively in Marbella. We also offer homeowners a special service dedicated to selling properties, called Peace-of-Mind Sales, which maximises your chances of selling your property.
When the time comes for the potential buyers to visit the house, several factors should be taken into account:
- It is very important for Benarroch real estate to have the keys to your house, thus being able to better organize visits since we must not forget that we need to match the client’s schedule to that of the Benarroch real estate agent; if we also have to match it with the schedule of the owner then the task to arrange a visit becomes more complicated and, when a prospective buyer appears, what we have to do is make it easy for them to visit the property instead of complicating the situation; of course, no such problems exist when the owner lives in the house and puts himself at our disposal.
- When visiting the property, the Benarroch real estate agent will try to take advantage of the natural light to show the house and also create a pleasant environment for which the house must be clean and tidy.
- It is very important to stress the fact that we are in a falling market and that the offers are usually low-priced so it is important to keep this in mind when setting the price of sale but never overreaching the market price, since that would reduce the number of visits. Also, the owner should not get offended if they receive offers which are too low, since this can be a sign of the buyer not being really a buyer or of them are applying a scare tactic, for which it is best to ignore it as if they really liked the property then they would make more reasonable offers.
- Benarroch real estate recommends that the owner not be present during the visit, as our agent will subsequently inform them of the visit and then they will be able to start the negotiations if the buyers are truly interested.
